Facility manager Contract

Our client, a residential property management company, responsible for the operation and upkeep of a high-quality apartment complex is looking for an experienced Maintenance Manager to oversee all maintenance operations, ensure smooth functioning of MEP systems, and maintain the overall condition and safety of the property.

ROLE PROFILE
The ideal candidate will be responsible for overseeing the maintenance and operation of all Mechanical, Electrical, and Plumbing (MEP) systems and ensuring that the facility is well-maintained, safe, and fully operational.

RESPONSIBILITIES
• Oversee operation, maintenance, and troubleshooting of all MEP systems (HVAC, electrical, plumbing, fire protection, water supply, etc.).
• Ensure preventive maintenance schedules are followed to minimize breakdowns and downtime.
• Supervise and guide maintenance technicians on MEP-related work.
• Conduct regular inspections of all MEP systems to ensure compliance with safety and quality standards.
• Coordinate with contractors and suppliers for maintenance works, upgrades, or repairs.
• Maintain the overall condition and appearance of the premises (interior and exterior).
• Manage maintenance of building structures, lighting, parking areas, landscaping, and other common areas.
• Ensure all safety, health, and environmental standards are met.
• Respond promptly to maintenance requests and emergencies.
• Plan and monitor maintenance budgets and expenditures.
• Lead, train, and evaluate maintenance staff for performance and skill development.
• Source and evaluate service providers and contractors for maintenance and repair works.

EDUCATION/EXPERIENCE
• Minimum of Diploma or Bachelor’s degree in Mechanical, Electrical, Civil Engineering, or related field.
• Minimum of 1–2 years in maintenance management, with strong hands-on experience in MEP systems.
• Strong knowledge of HVAC, electrical distribution, and plumbing systems.

REQUIREMENTS
• Ability to read technical drawings and schematics.
• Strong leadership, problem-solving, and organizational skills.
• Basic computer skills (MS Office, CMMS software preferred).
• Excellent communication and team management abilities.
